Having owned the site for many years, the client approached The Manser Practice with a view to investigating how it could be redeveloped, with the aim of regenerating the site, focusing on the digital and entrepreneurial businesses that thrive in the local area.
The site is constrained by Regents Canal and Eagle Wharf road on two sides and existing buildings on the others. It is also sensitive, being part of a wider conservation area and including an eclectic mix of existing buildings. Our design involved the removal of existing warehouse buildings, replacing them with a building that has a series of scales described by the conservation consultant as ‘modern picturesque’. This strategy allows for the creation of a new public route through the site, central courtyards to serve new homes and businesses, and access to the canal side with a new restaurant and public space. Above this route sits a mixture of apartments and office spaces, designed within the constraints of tight planning restrictions and rights of light.
